New Street Garage

New Street Garage, Staunton VA
"It was an elegant and creative solution that the judges were totally won over by."

Frazier Associates recently completed a major parking structure that relates to the rich architectural character of Staunton, yet still provides over 270 parking spaces for visitors coming into the historic district. The New Street Garage looks like a major civic landmark on one side and a series of historic facades on the other.

The design for the garage came out of an inclusive team approach, where the designers worked closely with government officials and local citizens to maximize the potential for a new "landmark" building at the entrance to downtown Staunton. Design leader on the project Kathy Frazier, AIA, said, "In the past, architects designed beautiful buildings for visitors to arrive in...somehow that didn't get translated to parking garages, and people grew accustomed to parking in ugly utilitarian buildings. The question we asked ourselves is 'Why can't we make a parking garage beautiful and celebrate the arrival sequence like we used to with train stations?'

The garage was designed to connect to a neighboring hotel structure to aid in its upcoming rehabilitation. The project included three retail storefronts, one of which houses a Visitor Information Center.

"The jury praised the successful insertion of a new, 100,000 SF parking garage into a landmark district in a way that blended the structure sympathetically into the historic character of the area."

Retail space is located at Street Level and the scale of the building is broken up; pedestrians have no idea that a major parking structure is hidden behind these facades. Anchor tenants include the Tourist Information Center and the Blackfriars Theatre shop.

This infill project fills a void at the entrance to the City, and serves as a connector between the historic commercial district (left) and areas slated for redevelopment (right). The building refuses to be a "warehouse for cars."
